JobTypical range
Domestic EICR, small flat to large house£120 – £350

Fantastic Services’ 2026 range for outside London, which rises with the number of bedrooms and circuits. The price covers the inspection and report only; any repairs it finds are quoted separately.

Usually included

  • Visual inspection of the board, sockets, switches and accessible wiring
  • Testing a sample of circuits (or all of them) for earthing, insulation and RCD operation
  • A written report coded C1, C2, C3 or FI, with an overall satisfactory or unsatisfactory result

Often extra

  • Any remedial work the report finds
  • A re-test and new certificate after repairs

What changes the price

Number of circuits
Each circuit is tested, so more circuits takes longer.
Access
Boarded-over junction boxes or a full loft slow the inspection.
Landlord or HMO
HMOs and larger rented properties take longer and usually cost more.

How long it takes

Around 2 to 4 hours for a typical house, longer for a large property. Power is switched off circuit by circuit during testing.

Rules and certificates

For private rented homes in England, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require a qualified person to inspect and test the installation at least every five years. Landlords must give the report to tenants and, if asked, to the council, and complete any required repairs within 28 days or sooner if the report says so. In Bolton and Wigan the councils enforce this, and fines can reach £30,000.

Questions people ask

What do C1, C2, C3 and FI mean?

C1 means danger present, which needs immediate action. C2 means potentially dangerous, needing urgent repair. C3 means improvement recommended, which does not make the report unsatisfactory. FI means further investigation is needed. Any C1, C2 or FI makes the report unsatisfactory.

How often does a homeowner need an EICR?

There is no legal requirement for owner-occupiers. Industry guidance recommends every 10 years for a home, and every 5 years for rented property.

Can the same electrician do the repairs?

Yes, and they usually will offer. You are free to get a second quote for the repairs, and it is worth doing if the list is long.
